has been hired to provide takeover property services for single
assets or portfolios from other managers or pension funds.
American offers its tactical real estate expertise to clients by
taking over the asset management responsibilities for individual
assets or portfolios of properties, loans, joint ventures, or other
real estate investments, including in some cases replacing a general
partner (or managing member) of single entities or funds to operate
and manage the ownership. These services are often provided to clients
who have encountered investment manager organizational changes as
well as potentially distressed, underperforming, neglected and mismanaged
real estate. We have added value in each of these takeover assignments
and have been allocated new investment capital by those clients
with ongoing real estate investment programs.
Services provided may include:
- repositioning properties with low occupancy rates or below-market
rents, inadequate debt servicing capabilities, high operating
expenses, deferred maintenance and/or physical/structural issues
- rectifying ineffective market strategies and weak tenant composition
- curing or mitigating functional/economic obsolescence or location
and marketing deficiencies
- repairing ill-perceived project image and inadequate property
management
- oversight of incomplete capital projects
- acquisition/disposition consulting and analysis
- providing valuation management and oversight, solvency opinions,
strategic asset rebalancing, debt evaluation/analysis and special
project review analysis
