EARNS PRESTIGIOUS TOBY AWARD FOR ORANGE COUNTY OFFICE BUILDING

GLENDALE, Calif. -- May 10, 2010 -- American Realty Advisors announced today that 18201 Von Karman Avenue, a high-profile office building located in the Greater Airport Area of Orange County, has been awarded commercial real estate's most prestigious award -2010's The Office Building of the Year (TOBY), in the 100,000 - 249,999 sf category, for the Pacific Southwest region. Founded in 1907, the Building Owners and Managers Association International (BOMA) has awarded the TOBY designation since 1985, which recognizes office buildings' excellence in building management, operational efficiency, tenant retention, emergency planning and community impact.

18201 Von Karman Avenue, which is owned by American on behalf of a separate account client, was purchased in 2004 and is managed on-site by PM Realty Group. The 226,106 sf multi-tenant building is located in a highly desirable area of Orange County, less than one mile from John Wayne Airport and is centered between the I-405 and CA-55 freeways. Built in 1985, the architecturally distinctive sawtooth design office building is surrounded by mature landscaping, bamboo gardens and a meandering stream with attractive water features. The building, which has achieved the ENERGY STAR® designation for 2008 and 2009, features state-of-the-art mechanical systems including a 480,000 gallon water thermal energy storage system that significantly reduces energy consumption. Additionally, the chief engineer on the building, Rich Hopkins, was awarded Orange County's Engineer of the Year award in 2009, also by BOMA.
