AMERICAN REALTY ADVISORS EARNS PRESTIGIOUS

ENERGY STAR® LABEL FOR TWO SOUTHERN CALIFORNIA PROPERTIES

GLENDALE, Calif. -- (Market Wire) -- May 5, 2009 - American Realty Advisors announced today that 200 South Los Robles and 21900 Burbank Blvd., two high profile office buildings located in the Los Angeles MSA, have each earned the prestigious U.S. Environmental Protection Agency's ENERGY STAR label. The ENERGY STAR designation signifies that these buildings are now in an elite group of properties nationwide that have instituted innovative and meaningful energy efficient initiatives.

The management at 200 South Los Robles recently installed four new HVAC compressor units of the Turbo-Cor Twin-Turbine Centrifugal system, increasing energy efficiency of the HVAC system by approximately 53%. The newly installed HVAC units at 21900 Burbank Blvd. are approximately 50% more efficient than the previous units resulting in a 15% overall energy savings for the building. In addition, the Energy Management System at both properties employ optimal "start and stop" capability allowing management to monitor both outside and inside air temperature for optimized energy management, while also significantly reducing energy costs and greenhouse gas emissions.
