AMERICAN REALTY ADVISORS ACQUIRES
THREE INDUSTRIAL PROPERTIES
GLENDALE, Calif. - September 5, 2007 - American Realty Advisors
announced today the acquisition of three dynamic industrial properties
from IDI located in Georgia, Illinois, and Kentucky. The newly constructed
Class-A warehouse distribution centers total over 1,000,000 square
feet and are 100% leased with over 8 years remaining on the lease
terms. All of the properties contain state-of-the-art ESFR sprinkler
systems and a minimum 50' x 50' interior column spacing, which provides
the tenants with considerable storage capacity and flexibility.
The portfolio features a distinctive roster of quality tenants,
including Uniforms Direct, Inc., The Pampered Chef, Ltd.®, GSI
Commerce, Inc., and Lincoln Electric Company. This acquisition was
executed on behalf of one of American's commingled funds.
A spokesperson for American stated, "This investment is consistent
with our current strategy of acquiring exceptional industrial properties
with creditworthy tenants under existing leases in markets where
we believe rent growth in the future will be stronger than inflation.
The location of these three properties complements our mid-America

best-of-class."
